Project Objective

To develop accurate as-built BIM models for multiple single-family residences to facilitate renovation, refurbishment and future planning. The objective included capturing all existing conditions with high fidelity, consolidating fragmented client inputs and delivering a coordinated architectural and structural model that supports design and construction decision-making.

Scope of Work

01

Creation of an Existing-Conditions BIM Model for each unit

02

Mapping and recording all possible architectural and structural details

03

Development of comprehensive base drawings including plans and elevations

04

Integration of supplemental site and surrounding context data

Client Input

The client provided limited existing information consisting of

  • Scanned images
  • Hand-drawn sketches
  • Photographs of the units
  • PDF files and CAD drawings

This fragmented input required significant interpretation and data enhancement to produce a complete model.

Project Description

The engagement involved modeling multiple single-family residential units where the primary goal was to create accurate as-built BIM models despite minimal and incomplete source data. Each property required detailed mapping of existing architectural and structural elements to support upcoming renovation work.

Due to limited client-provided documentation, our team leveraged Google Street View, satellite imagery and contextual site information to bridge data gaps. This enabled us to align exterior conditions, roof forms, façade details and surrounding structures with a high degree of precision.

Our BIM specialists applied advanced analytical methods, custom algorithms, and standardized modeling workflows to ensure rapid and consistent delivery. A set of predefined project templates was developed based on recurring building typologies, significantly optimizing efficiency and accuracy. With this streamlined process, our team successfully delivered each unit within one working day, maintaining high quality across all models.

Our Client’s Challenge

  • Minimal and fragmented as-built documentation
  • Need for accurate existing-condition models within an accelerated timeline
  • Requirement to map all architectural and structural elements with maximum precision
  • Need for consistent outputs across numerous units with varying conditions

Our Approach and Solution

  • Conducted a thorough review of all available sketches, photos, and PDF/CAD data
  • Utilized Street View and satellite data to validate and enrich missing details
  • Implemented standardized BIM templates to ensure modeling consistency
  • Applied advanced modeling methodologies and parameter-driven workflows
  • Maintained a rapid turnaround schedule by optimizing team collaboration and task allocation
  • Delivered fully coordinated architectural and structural BIM models for all units within compressed timeframes
