Project Objective

The primary objective was to develop a comprehensive 3D architectural model and produce a fully compliant Building Consent Documentation Set for a residential property in New Zealand. The client required a partner experienced in New Zealand Building Consent Standards, NZBC compliance and construction documentation to ensure accuracy, code alignment and minimal council queries. The goal was to achieve a permit-ready package that streamlined the council approval process.

Scope of Work

01

Develop a detailed 3D architectural model aligned with NZBC and local council standards.

02

Prepare a complete Building Consent Set including plans, sections, construction details and service layouts.

Project Description

This residential project required a precise and regulation-compliant model and documentation set to support a Building Consent Application. The scope involved handling multiple technical aspects such as cladding specifications, material interfaces and complex junction details to ensure the construction feasibility.

Our team thoroughly researched New Zealand cladding standards, weathertightness requirements and Common Construction Details (CCDs) to resolve the design ambiguities. The resulting LOD 300 model captured all the essential architectural elements, including provisions for the mechanical, electrical and plumbing layouts to help the council and client interpret the design clearly. All documentation was prepared in full alignment with current NZ regulatory frameworks such as:

  • • NZ Building Code (NZBC)
  • • Acceptable Solutions & Verification Methods
  • • Council-specific consenting guidelines

The final package ensured structural durability, fire and moisture safety, energy efficiency provisions and compliance with standard construction practices within New Zealand’s building environment.

Our Client’s Challenges

  • Need for a consultant experienced with New Zealand Building Consent documentation.
  • Requirements for detailed cladding and connection specifications adhering to NZBC E2/AS1.
  • Desire for a minimal-query submission to expedite council approval.

Our Approach and Solution:

  • Developed a compliant 3D architectural model referencing NZ Standard details, product sheets and Acceptable Solutions.
  • Conducted comprehensive research on cladding systems, junctions and detailing to ensure watertight, structurally sound design.
  • Coordinated MEP considerations within the architectural scope to produce a holistic and intuitive documentation set.
  • Ensured every sheet, note and detail met NZBC guidelines and council expectations, thereby reducing potential RFIs.
  • Delivered a clear, thoroughly annotated and construction-ready documentation package to simplify the council review and approval.
