
Project Objective
The primary objective of the project was to develop a coordinated BIM-based modular housing solution consisting of four residential units and one utility unit within a compact urban residential site in Perth, Australia. The project aimed to streamline the planning approvals, improve design coordination and ensure the compliance with local zoning regulations while maximizing site utilization and open space efficiency. The client required a complete digital representation of the site and residential units using ArchiCAD, along with the accurate Development Application (DA) documentation and structural deliverables to support project execution and council approval processes.

- Basic design intent for modular residential units

Overview:-
This project involved the BIM modeling and documentation of a modular residential development comprising four residential units and one utility unit located in Perth, Australia. The development was designed on a total site area of 569 sq.m. under R40 zoning regulations.
The QeCAD team developed a detailed site model and individual modular unit models in ArchiCAD to create an integrated and coordinated BIM environment. The project scope included preparing Development Application (DA) drawings, architectural documentation, interior elevations and sections as well as the structural models and drawings for the construction coordination.
The modular housing approach enabled efficient space planning, faster coordination and optimized site utilization while maintaining a significant proportion of open space for improved livability.

Project Outcome
The BIM-driven modular housing development enabled improved coordination, optimized land utilization and efficient documentation management. The project Architect achieved a balanced site layout with over 71% open space while maintaining the compliance with Perth’s R40 zoning standards. The integrated modeling and documentation process also supported streamlined approval workflows and enhanced project visualization for stakeholders.
